As the name implies, 40/50 inspection applies to building structures that are 40-50 years old and above. This is with the exception of duplexes, single-family homes, and other properties that are less than 2,000 square feet or have an occupant load of 10 or less. - What is included in the inspection?
The main components that are generally inspected include the foundation, exterior walls, roofing and electrical systems, windows, emergency lighting, parking lot illumination, and more. - What does the process entail?
The whole process is relatively straightforward and beings with a notice of required inspection. Upon receiving this notification, the property owner has about 90 days to find a Certified Structural Engineer to conduct the inspection. A report is then created which includes a complete overview of the state of the property and any repairs that need to be made.
Once the needed repairs are completed, the engineer will re-inspect the property and issue a new report. This report states that the property meets all safety requirements. Failure to do so will result in several financial and legal penalties.
